Question 1

What causes roof leaks?

Accepted Answer

Most Dublin roof leaks come from slipped or cracked slates and tiles, perished felt on flat roofs, blocked or split valleys, failed lead flashing around chimneys and roof windows, and overflowing gutters pushing water back under the roof edge. Wind-driven rain then finds the smallest gap, which is why a leak often shows up in a room well away from the actual damage.

Question 2

How long does a typical repair take?

Accepted Answer

A minor repair such as replacing slates, sealing flashing or clearing a blocked valley usually takes two to four hours. Re-felting or replacing a flat roof is generally one to three days depending on size and access, and a full pitched roof replacement runs longer again. We confirm the timeframe with you before we start.

Question 3

Do you offer emergency same-day service?

Accepted Answer

Yes. We run a same-day emergency call-out for active leaks and storm damage across Dublin. We make the roof safe and watertight first, then arrange the permanent repair once the weather allows.

Question 4

What areas of Dublin do you cover?

Accepted Answer

We cover Dublin City & Greater Dublin — Dublin 1 to 24, the Northside, the Southside, West Dublin and the surrounding commuter towns. If you are not sure whether you are in our area, give us a call and we will tell you straight away.

Question 5

Can you provide references?

Accepted Answer

Yes. With over 20 years of roofing work in Dublin, we can point you to recent jobs in your area and put you in touch with previous customers. You can also see finished work in our gallery.

Question 6

How much does a roof repair in Dublin cost?

Accepted Answer

As a guide, minor repairs such as replacing a few slates or resealing flashing typically start around €180 to €450. Larger work like sectional flat roof replacement or extensive storm repairs generally runs from €500 to €1,500 and up, depending on size, access and materials. Every job is priced in writing after we inspect the roof, so there are no surprises.

Question 7

Is the quotation free and how soon can I get one?

Accepted Answer

Quotations are completely free with no obligation. For an instant guide price, try our free roof cost calculator first — just enter your roof size and answer five quick questions. Then send us the details through the enquiry form with a photo if you have one, and we come back to you within 24 hours to arrange an inspection and a written price.

Question 8

Do you need scaffolding for the work?

Accepted Answer

It depends on the job. Small repairs and gutter work are often carried out safely from ladders or a tower. Full roof replacements, chimney work and most two-storey flat roofs need proper scaffolding, and the cost of that is included and clearly listed in your written quote.

Question 9

What guarantee comes with the work?

Accepted Answer

All completed work carries our workmanship guarantee alongside the manufacturer warranty on materials — typically 10 to 20 years on full flat roof systems and new pitched roofs, and 12 months on minor repairs and patch work.

Question 10

Are you fully insured?

Accepted Answer

Yes. We carry full public liability and employer liability insurance, and we are happy to provide the certificate before any work begins.

Question 11

What happens if the weather turns during the job?

Accepted Answer

We keep an eye on Met Éireann forecasts and radar throughout every job. When stripping a roof we work in sections and keep heavy-duty tarpaulins on site at all times, so exposed timbers can be sealed within minutes if conditions change.

Question 12

Do you help with storm damage insurance claims?

Accepted Answer

Yes. After high winds or fallen branches we carry out an urgent make-safe call-out, take clear photographs of the damage and provide an itemised written assessment you can send straight to your home insurer or loss adjuster.
